Many large Contracting Companies and architectural Firms realize that they need soundproofing for their large projects, but don’t really know where to turn when looking for professional soundproofing materials and expert advice.
It is always best to soundproof during the construction phase of any building or complex such as apartments, coops and condominiums
There are state-of-the-art soundproofing materials readily available for any large construction project. Condominiums and apartments should always be soundproofed during the construction phases of the build-out.
There are soundproofing products for walls, ceilings, and floor assemblies and these products can be easily shipped right to the construction site.
State and city ordinances regarding the soundproofing of multi-family dwellings are becoming much more stringent with more and more families moving from a single family house in the suburbs to a smaller condo or apartment in the city. Noise in today’s world is only going to become worse, so it is best that these units be soundproofed as an integral part of the build-out.
A lot of contractors feel that adding extra insulation will solve any soundproofing issue. Nothing could be further from the truth. Some fiberglass insulations can actually increase the amount of sound that is transmitted through a wall or ceiling.
Products such as mass loaded vinyl (MLV) for short, will help tremendously to reduce the noise between 2 apartment or condo units. Floors are another area of concern especially if wood floors are specified for upper units in any complex. City ordinances as well as condo and co-op associations are requiring that a soundproof floor underlayment be installed prior to any finished wood floor installation. There are many ways to tackle a floor assembly to stop the Impact and airborne sounds from reaching the people in lower units.
To sum this up, when you are planning a major construction project of any kind, consider soundproofing as one of your priorities. I know it costs extra for these products, but the headaches you will save from soundproofing these units in advance will be well worth the cost of the soundproofing. Soundproofing is essential in high end units where the rents are high. This could mean the difference between an apartment staying rented or staying vacant and that could mean thousands of dollars to a potential landlord.
